ChainSight
For conveyancers and solicitors

Invited by an estate agent? Here is what you can see and do.

Estate agents use ChainSight to keep their buyers, sellers and the agents along the chain up to date on every sale and purchase. Once Solicitor appointed is ticked, the agent can invite the buyer’s and the seller’s conveyancer to that property.

  • Free. Conveyancers never pay.
  • Acting for the buyer, you tick off six of your own steps, and the agents and their clients are told.
  • One property at a time: its address, stage and milestones. Never the chain, never anyone’s contact details.

The rest of the chain and everyone’s contact details stay hidden.

An illustration with invented addresses: the same sale, as the buyer’s conveyancer sees it.

Acting for the buyer: six steps are yours.

  • Complete: Source of funds verified
  • Complete: Enquiries raised
  • Complete: Enquiries satisfied
  • Complete: Mortgage offer received
  • Pending: Searches ordered
  • Pending: Searches complete

Everything else, including exchange and completion, stays with the agent, who can also change any step; the latest change stands. Acting for the seller, you follow the property’s progress for now.

The buyer’s conveyancer’s view of 14 Alderthwaite Rise, Leeds, in ChainSight, for Fernbridge & Co, at Sale Agreed with 67% of milestones complete. Only their six steps carry buttons: source of funds verified, enquiries raised, enquiries satisfied, mortgage offer received, searches ordered and searches complete. Under each step is who last changed it and when: by the agent, or by you for Searches ordered.

Signing in, and being told.

On the website, with a code we email you and an authenticator app. The ChainSight app is for agents, buyers and sellers. You are told on the website, not by email or on your phone, when the agent moves the property on, changes a step, or the sale falls through. Setting up an authenticator app

Every change you make is recorded as yours, and shows under the step with when it was made. Your access ends when the sale completes or the property is withdrawn. If the sale falls through, the buyer’s conveyancer’s access ends and the seller’s carries on.

Questions from conveyancers.

What does it cost?

Nothing. Conveyancers never pay.

Can I ask to be invited?

Invitations come from the estate agent on the property, once Solicitor appointed is ticked. Nobody can give themselves an account.

Can I see the rest of the chain?

No. You see only the properties you are invited to, each on its own, and never anyone’s contact details.

Does it replace our case management system?

No. ChainSight holds no notes, documents or messages. It shows where the sale has got to.
