ChainSight
For estate agents

Every transaction your agency has in progress, in one place.

  • Update once, and your buyer, your seller, the agents either side and the conveyancers you invite all see it.
  • Every transaction across every branch in one list, with your sellers’ onward purchases linked in the chain.
  • From £15 per transaction + VAT. No subscription, and your first five credits are free.
An illustration with invented addresses and people: one chain of six, as the agent selling 12 Netherstone Rise sees it.

“Do we have a date yet?” arrives by phone, WhatsApp, text and email, all day long.

Every buyer and seller wants the same answer, and so does every solicitor and agent along the chain. So the same news gets passed on again and again, one person and one channel at a time, and the answer usually lives in one person’s head, notebook or inbox while that person is out on a viewing.

While you were out on viewings

  • Every channel, all day
  • Missed calls and voicemails
  • Out of the office, out of the loop
  • Clients left in the dark
  • Blockers found too late
  • No overview for the office

One update. Everyone in the loop.

ChainSight doesn’t replace the agent. You still know the sale, negotiate it and hold the chain together, and that is the part only you can do. What changes is how the news travels: instead of passing the same update to each person in turn, you record it once, and it reaches everyone who needs it.

Today: one piece of news, passed on six times

  1. Your sellerPhone call. Missed. Voicemail, then a call back later.
  2. Your buyerWhatsApp, then a text to check it arrived.
  3. The agent linked aboveEmail, then a call when there’s no reply.
  4. The agent linked belowPhone call, through the office switchboard.
  5. Both conveyancersAn email each, then the phone when nobody replies.

Tick “Dates agreed” and your buyer and seller see it straight away, so “do we have a date yet?” answers itself.

Told what affects you. Notifications when a linked property changes status, a link is requested, accepted or broken, or a sale falls through.

From claim to completion, in one view.

1

Claim the address

Claim a property when you are instructed, from a national address database. While you hold it, no other agency can claim the same address.

2

Invite your buyer and seller

Invite your seller when you claim, and your buyer once an offer is accepted. Each gets their own view of the property and its chain, free, with nothing to install.

3

Link the chain

Link your property to the one your seller is buying, or the one your buyer is selling. Both agents agree to every link, either can start it, and either can break it. Once a sale is under offer, ChainSight reminds you to link it.

4

Update once, as it happens

Move the status on and tick off fifteen milestones as they happen. Your buyer and seller see every update, and the agents either side see your progress move. Invite the buyer’s conveyancer and they can tick their own legal steps too.

  1. For Sale
  2. Under Offer
  3. Sale Agreed
  4. Exchanged
  5. Completed

The agent moves the status on one step at a time, and the milestones never move it for them. A step taken by mistake is easy to undo, and the undo is recorded as a correction rather than hidden.

One list of every transaction

Every property your agency is handling, across every branch, with its status, its progress and the agent on it. Search by address or postcode and filter by status.

See what is stuck

Sort by progress, least done first, or by recent activity. A transaction nearing its 90-day release is flagged on the list itself, before it costs you the claim.

Covered when someone is out

Any agent in the branch can update any of its properties, not only the one who claimed it, and every property says who is handling it. An Agency admin can hand any open property to any agent in the agency.

Branches, if you have them

Each branch has its own page, listing its agents and its open properties, and its own credit balance, so one branch running out never blocks another. Anyone not in a branch is Agency direct. A single office never needs to create a branch.

The right reach for every role

Agency admins see the whole agency, and choose whether their notifications cover all of it or only the part they work in. Branch admins run one branch and nothing outside it. Agents work on their own branch’s properties.

A weekly summary

An email on Monday mornings with counts of what moved across your properties. Never a name or an address.

Bring in the conveyancers.

Once Solicitor appointed is ticked, invite the buyer’s and the seller’s conveyancer to that property. The buyer’s conveyancer then ticks off their own steps as they happen, so you are not ringing to ask and then ticking them yourself.

Their steps, ticked by them

The buyer’s conveyancer can update source of funds verified, enquiries raised and satisfied, the mortgage offer and the searches. You can still change every step, and you and your buyer and seller are told when they do. The seller’s conveyancer follows the property’s progress for now.

Their properties, and nothing more

A conveyancer sees only the properties they are invited to, each on its own: its address, its stage and its fifteen milestones. Never the rest of the chain, and never anyone’s contact details. They sign in on the website with a code we email them and an authenticator app.

Free, and ended with the sale

Conveyancers never pay. Every change they make is recorded as theirs, and shows under the step with when it was made. Their access ends when the sale completes or the property is withdrawn.

The buyer’s conveyancer’s view of 14 Alderthwaite Rise, Leeds, in ChainSight, for Fernbridge & Co, at Sale Agreed with 67% of milestones complete. Only their six steps carry buttons: source of funds verified, enquiries raised, enquiries satisfied, mortgage offer received, searches ordered and searches complete. Under each step is who last changed it and when: by the agent, or by you for Searches ordered.

A sale falling through doesn’t have to take the rest of the chain with it.

Fallen through, not finished

When a buyer pulls out, the property relists straight away on the same claim, so it needs no second credit. You choose, link by link, which parts of the chain are still worth keeping open while a new buyer is found, and which milestones need resetting rather than every single one going back to zero.

Withdrawn is a different thing entirely

Taking a property off the market is a separate, deliberate action from a sale collapsing, and ChainSight treats it that way. The address is freed at once, and the agent on the other side of each broken link is told why.

Pricing

From £15 per transaction + VAT. No subscription.

One credit covers one property from claim to completion. Credits never expire, every approved agency starts with 5 free, and buyers and sellers never pay.

Purchases are non-refundable. The refund and dispute policy is on the pricing page.

Before you register.

What if the agent on the other side isn’t on ChainSight?

Invite them. On your property page, “Not on ChainSight? Invite their agent” writes an email for you to send from your own address, and they can register in a few minutes. A chain link needs both agents on ChainSight, but you do not have to wait for one: from the first day you record each update once instead of ringing and messaging every buyer and seller, your clients follow their own sale without needing to call, and every transaction across your branch or agency sits in one list you can sort least progressed first. Where your agency handles both sides, you can link the chain straight away.

Is ChainSight trying to replace the agent?

No. Valuing, marketing, negotiating and holding a chain together all stay with you. ChainSight changes how progress is passed on: you record an update once, and your buyer, your seller and the agents either side can see it, instead of each hearing it from you separately.

Is ChainSight a sales progression service?

No. Your own negotiators and sales progressors do the progressing, and ChainSight is where they record each step, once, so everyone in the chain can see it. We don’t chase solicitors or call anyone on your behalf.

Does it replace our CRM or property software?

No. ChainSight tracks your transactions in progress and the chains they sit in. You keep your existing software for listings, viewings and clients, and nothing needs connecting to it.

Do solicitors use ChainSight?

Yes, if you invite them. Once Solicitor appointed is ticked, you can invite the buyer’s and the seller’s conveyancer to that property, free. The buyer’s conveyancer can tick off source of funds, enquiries, the mortgage offer and the searches themselves; everything else, including exchange and completion, stays with you. They see that property only, never the chain.

What do my buyers and sellers pay?

Nothing, permanently, and there is no advertising. Agencies pay for ChainSight. Your clients need no password and nothing to install: they sign in with a code we email them.

What happens to my credit if the sale falls through?

The claim carries on. The property relists at For Sale on the same claim, so a property that stays on the market never needs a second credit. A credit is not returned when a property is withdrawn, completes, or is released after 90 days without activity.

Who can see my clients’ details?

Your buyers and sellers are never named to other agencies, or to the other buyers and sellers in the chain. Agents on linked properties see your property’s postcode rather than its full address, and properties further along are shown only as progress and the agency handling them.

Is there an app?

Yes, on iPhone and Android. Agents can move a sale on and tick off milestones between calls, and buyers and sellers can follow their sale on their phone. The app sends a notification when a sale moves on, so nobody has to keep checking. More about the app.

How long does approval take?

A person checks every registration, usually within a working day. We email you either way, and your first Agency admin is then invited to sign in.

How do branches, franchises and mergers work?

One business is one agency, and its offices are its branches. A franchised office is its own business, so it registers as its own agency. If two agencies later agree in writing that agents or properties should move from one to the other, for example when an office joins its company’s agency or two agencies merge, we make the move. The history stays with the agency it happened in, the agency taking them on can see the history of what it took on, and buyers and sellers are told who now handles their property.

Can another agency hold an address I’m instructed on?

Not for long. A claim is released after 90 days with no activity, and 28 days after a sale completes. If a claim is holding up a chain, ChainSight can also release it.

Give your clients a clearer view of their chain.

Every agency is checked and approved by a person before it goes live, usually within a working day. Your first 5 credits are free.
